Everyone with an expired listing has the same question. "Why didn't our house sell?"

I will tell you, homes do not sell generally for two reasons: either the price didn't match the features in this market or it was not marketed to the right people in the right way.

THE RIGHT PRICE
The "right" listing price is very important. Your home essentially competes against other homes in only two areas: features and price.
Features (location, size, layout, updates, etc) are mainly things that can not be changed in your home - or you really don't want to change since you are selling. That makes the listing price very important! The right price, along with great marketing, will get the MOST potential buyers through your home and is the most effective way to ensure a successful sale.
To stand out as the best value to a buyer - your home either has to have more features, or it has to be priced better than comparable homes. If your home lacks features - you may need to compete solely on price.
I put a lot of time and energy into preparing an extensive market analysis on your home to find the best listing price. I want your house to be one of the top three best values in your neighborhood and local market.
LIST PRICE DOESN'T DETERMINE OFFER PRICE
Really important to remember! List price does not affect offer price. Your list price only attracts (or repels) buyers based on how correctly it matches your home's features.

Buyers in a sellers market will not let you! Leave that fear behind! We promise! If your home is listed under "market price" you will have increased competition with multiple offers driving the price up and over market value.
LISTING HIGH WILL RESULT IN MORE DAYS ON THE MARKET AND LOWER OFFERS
"Seeing if you can get THAT price" will cause buyers to wonder why your home is sitting on the market longer than expected. Then, when you have to make significant price drops, buyers will see that as desperation and low ball offers will begin.
